One of Earlsdon’s most historic pubs is set to go under the hammer on Tuesday 6th June.
Perhaps best remembered as a vibrant music venue, the Watchmakers, formerly called the Earlsdon Cottage, will be the subject of a special one-off auction to sell the unexpired lease (subject to Assignment) with a guide price of between £150,000 - £200,000.
It is a unique opportunity for an aspiring or existing pub or restaurant owner and one which is steeped in untapped potential.
Situated in the heart of Earlsdon the Watchmakers is a well presented and highly desirable facility with dual access from both Earldson High Street and Warwick Street. It has four bars over two floors including a main and snug bar downstairs and a separate function room on the first floor, a fully equipped kitchen and a decked patio area.
The original lease of 30 years has 14.5 years remaining. All fixtures and fittings are included such as furniture decorations, bar equipment, kitchen, refrigeration appliances and stock.
Loveitts Director and Auction Manager Sally Smith is looking forward to the forthcoming auction describing this as a highly exciting opportunity.
“The Watchmakers is a fantastic venue and with a reputation that spans not just throughout Coventry but into Warwickshire. It has always been extremely popular and as such we are expecting a high level of response to this one-off chance to be part of Earlsdon’s vibrant community of cafes, bars and restaurants.”
The auction will take place on location at Watchmakers, 22 Warwick Street, Earlsdon, Coventry, CV5 6ET on Tuesday 6th June at 2.00 p.m.
Bidders will be required to pre-register, prior to the auction and should contact the Auction Team for further information on 024 76527789. Only registered bidders will be allowed in the auction room.
