Loveitts Ltd provide are well established Property Management Company that has a wide variety of commercial and residential property throughout the Midlands area and includes extensive ground rent and service charge collection. The firm acts as managing agents for a number of high quality flat/apartment developments in the area. Our services include:

Service Charges

  • Service charge collection and accounting
  • Funds to be held in dedicated clients bank account
  • Proactive policy on credit control - will chase service charge arrears through courts and/or mortgage lender helping to reduce costs

Maintainance & Repair

  • Routine periodic inspections
  • Consult with directors/long leaseholders on maintenance issues and instruct appropriate contractors
  • Monitor maintenance contracts (e.g. grounds maintenance, window and internal cleaning, lift servicing) and review as necessary
  • Comprehensive list of contractors and professional advisors

Estate Management

  • Planned maintenance programme and income and expenditure forecast will be developed
  • Prepare specifications and provide leaseholder consultation procedures on major projects in accordance with Landlord & Tenant Act 1985
  • General advice with regard to legal matters, health & safety issues, etc.

Insurance

  • Review and arrange insurance for buildings, contents of communal areas and third party/employees liability
  • Arrange Directors & Officers Liability Insurance
  • Undertake reinstatement cost valuation for insurance as needed
  • Insurance claims processed

Accounts

  • Preparation of client service charge statements
  • Liaise with Company’s accountants who will receive copies of all bank & service charge statements and purchase invoices

Leaseholder Liaison

  • Attend on site when appropriate to deal with any specific issues
  • Issue circulars by printed copy and/or email when required to keep leaseholders informed of any significant issues
  • Newsletter and notices on Notice Boards

Meeting & Company Administration

  • Either Chris Edsall or Scott Lindley will attend the Company Annual General Meeting and quarterly company meetings
  • All supporting notices and subsequent minutes prepared and distributed
  • Companies House administration including liaison with accountants and submission of company annual return
