 Tenants

On finding a property that you would like to rent, Loveitts have a set procedure to deal with your application for a tenancy from initial viewing until the time you receive the keys to your new home:

  1. To secure a property an application fee is required for the property to be taken off the market. This fee will confirm your intentions to take the property, subject to contract and pending provision of satisfactory references. Application forms must be completed and returned to the office within 48 hours. Each individual over the age of 18 looking to reside in the property needs to complete a form and also supply proof of identification in the form of a passport or driving licence.
  2. On receipt of a completed tenancy application form referencing is carried out and a decision will be made on completion of credit checks and other relevant references. In some cases, where an applicant is not in full time employment or is a student, it may be necessary for a guarantor to be provided. The offer of a tenancy is entirely at the Landlord's discretion.
  3. If a tenancy does not proceed, for any reason other than the landlord withdrawing the property from the market, the application fee is non refundable.
  4. Unless otherwise stated all lettings are Assured Shorthold Tenancies under the Housing Act 1988. These are fixed term contracts of variable length but usually for an initial period of either six or twelve months (sometimes renewable) and both parties are committed to their obligations including payment of rent for the full term.
  5. On the day of move in Loveitts will hand over keys once monies have been paid and all relevant paperwork has been completed and agreements signed by all parties. The initial rent and deposit can be paid by bankers draft, building society cheque, cash or debit card. A personal cheque is also acceptable but if payment is made by this method you will not be given keys until this cheque has cleared.

 Rental Guarantee

Loveitts can provide Rental Guarantee Insurance which is designed to protect your investment by guaranteeing your rent for a fixed initial period providing you with complete peace of mind. All prospective adult tenants and, if necessary, guarantors are subject to a comprehensive status enquiry completed by our referencing service providers, Homelet.

Subject to these references being satisfactory, a free rental guarantee and legal protection will be provided to the landlord for the initial term of the tenancy, subject to an excess equivalent to one months rent.

The firm presently manages in excess of 1,500 tenancies with a total rent and service charge roll exceeding £5 million per annum. This includes a wide variety of commercial and residential property throughout the Midlands area and includes extensive ground rent and service charge collection.

The firm also acts as managing agents for a number of high quality flat/apartment developments in the area.

  • Collection of rent, service charges, V.A.T., insurance premiums and contributions towards the cost of repairs and other expenses.
  • Computerised preparation of either quarterly or monthly statements detailing all receipts and expenditure with credit balances paid to you - by bank transfer if requested.
  • Periodic visits to managed properties and action as appropriate to ensure that lessees and licensees have complied with their contractual terms.
  • Supervision of maintenance and repair work undertaken on your behalf within agreed budgets.
  • Competitive quotations for insurance obtained and cover arranged with claims submitted and negotiated with insurers as necessary.
  • All client's funds held in separate bank account in accordance with RICS Regulations.
