An opportunity has arisen for a Lettings Valuer/Negotiator for our busy Head Office in Coventry City Centre.

Excellent organisational and interpersonal skills are essential as you will be required to liaise with Landlords and Tenants daily. It is essential that you hold a full driving licence and have the use of your own vehicle.
The role and responsibilities:
- To create and arrange market appraisals, identifying client needs and aligning them with suitable service levels.
- Have a deep understanding of our services and products, seeking cross-selling opportunities.
- Negotiate contracts and fees, ensuring all necessary documentation is obtained before property marketing.
- Take high quality photos and write accurate descriptions for market listings.
- To create and arrange viewings and, where necessary, accompany prospective tenants.
- To conduct viewings at properties for let.
- To undertake the measure-up of properties in readiness for marketing.
- To follow-up viewings.
- To maintain an effective applicant and client list.
- Dealing with personal, telephone and written enquiries from prospective tenants and landlords.
- Maintain an effective mailing list for tenants looking for property.
- To facilitate new lettings by negotiation between Landlords and Tenants.
- To assist in the administration of new lettings, conduct suitable references on individuals who are applying to became tenants of properties.
- To assist in any other requested tasks to ensure the smooth and efficient running of the department.
- To carry out your duties with all due diligence with regard for legal requirements.
- To maximise all related business opportunities to include: mortgage referrals, auction referrals, survey department referrals
Skills and Experience
- Previous experience of a similar role.
- Up to date knowledge of current lettings legislation and landlord/tenant laws.
- Excellent time-management and organisational skills.
Strong administrative skills with an attention to detail especially when dealing with contracts.
- Confidence in dealing with a variety of people both face-to-face, and over the telephone.
- Able to work as part of a team and alone.
- Strong written and verbal communication skills.
- Articulate, professional and well accustomed to a client-facing role.
- Working knowledge of Microsoft packages and good keyboard skills.
- ARLA qualified or willing to work towards an ARLA qualification.
- Experience of working in a fast-paced, busy environment
- A positive and adaptive attitude to help the team achieve its goals.
- Pro-active and a desire to achieve results.
- Full driving licence and own vehicle required.
