Property Management Surveyor

Purpose of role: We are hoping to recruit a keen and enthusiastic professional to assist in the management of all aspects of block and service charge management, covering an extensive portfolio of both residential and commercial estates. The position will be predominantly based from our Coventry office at 29 Warwick Row, Coventry CV1 1DY. You may also be required to work at any of our branches supporting the areas we cover. The role can also be based out of Nuneaton or Leamington if the correct candidate requires it. The successful candidate will be required to make site visits so access to own transport is essential. Duties to include: 
    1. Assist with managed property repair and maintenance enquiries, arrange satisfactory completion of works and liaise with contractors, landlord clients and tenants.

 

    1. Assist with the effective management of both the commercial portfolio and residential block management with particular emphasis on the management of service charge accounts.

 

    1. To carry out other reasonable duties from time to time as requested by the management.

Lettings Negotiator - Coventry

LETTINGS NEGOTIATOR - Coventry

We require a Lettings Negotiator for our busy Head Office in Coventry City Centre.
If you are self-motivated, driven and an excellent communicator who thrives in a target driven environment then this role is for you.

Excellent organisation and interpersonal skills are essential as you will be required to liaise with Landlords and Tenants on a daily basis.

It is essential that you hold a full driving licence and have the use of your own vehicle.

You will have experience in working within the property industry/sales environment.

Purpose of role:
To create and arrange viewings and where necessary accompany prospective tenants
To conduct viewings at properties for let
To undertake the measure-up of properties in readiness for marketing
To create valuation and viewing opportunities
To follow-up viewings
To maintain an effective applicant list
Dealing with personal, telephone and written enquiries from prospective tenants and landlords
Maintain an effective mailing list for tenants looking for property
To assist in the administration of new lettings, conduct suitable references on individuals that are applying to become tenants of property
To assist in any other requested tasks in order to ensure the smooth and efficient running of the department
To organise the regular newspaper/online advertising, where appropriate and when called upon to do so
To carry out your duties with all due diligence with regard for legal requirements
To maximise all related business opportunities to include
a) Mortgage referrals
b) Auction referrals
c) Survey Department referrals

Chartered Surveyor – Coventry

Established in 1843, Loveitts is the largest independent multi-discipline practice of Estate Agents, Chartered Surveyors, Valuers and Auctioneers in Coventry and Warwickshire.
We are looking for a RICS qualified, Building Surveyor to join our team based in our busy Head Office, Coventry City Centre. 
The ideal candidate will have post qualification experience in a similar role.
This is a full time position - Monday to Friday 8:45am to 5pm.

 Duties to include;
• Undertake routine inspections, principally of commercial management properties.
• Prepare appropriate schedules of condition, dilapidations, notice of repair etc. to include costing of dilapidations – negotiate claims and settlements.
• Administer/supervise any significant building alterations, conversions, refurbishment projects etc. to include preparation of basic drawings, applications for building regulation approval, specifications etc.
• Section 20 consultation procedures.
• Develop systems for ongoing maintenance/repair programs to managed properties.
• Deal with Party Wall Act related work.
• Health & Safety issues, asbestos management, fire risk assessments.
• Develop a building surveying discipline within Loveitts.

Ad hoc Viewing Representative

Based at our Coventry office, Loveitts are looking for an ad hoc part time viewing person, to carry out viewings of empty and occupied residential and commercial premises.  The suitable candidate must be professional, smartly presented, and able to communicate well.  A full driving licence and own transport is essential.

Hours and days are flexible, as we are unable to confirm week to week when we will be busy and in need of someone.

Accompanied Viewing Representative - Saturdays

 To punctually attend all accompanied viewings appointments and, at all times, be professional.

 To show all parties around the relevant properties, being courteous and helpful at all times, and on a room by room basis.

 To return all property keys back to the office at the end of your working day.

 To maximise all related business opportunities to include

  • Mortgage and Financial Services referrals

  • Valuation/inspection opportunities.

The above duties to be undertaken in accordance with “best practice” and in the best interest of the Company and its clients.
You may be asked to undertake other reasonable duties in order to ensure the smooth and efficient running of the Company.

This position is for Saturdays and ad-hoc days during the week, when necessary.
