The role will cover West Midlands, Warwickshire and Leicestershire but is based in a central agency commercial hub.

Key Responsibilities

-  Dealing with agency enquiries from applicants and clients

-  Booking and conducting viewings

-  Negotiating sales and lettings

-  Conducting market appraisals and win new business

-  Ensuring compliance with Anti-Money Laundering credit checks for clients and applicants

-  Preparing particulars and floor plans

-  Listing properties - organising advertising, erection of agency boards liaising with other property professionals and portals

-  Negotiating deals - client/applicant liaison, preparation of Heads of Terms/Memoranda of Sale

-  Organise and carry out viewings

-  Supporting Commercial agency across all branches

-  Manage transactions to legal completion

-  Prepare pipeline figures

Knowledge/experience

-  Previous lettings and/or sales experience

-  Commercial property experience preferred

An exciting opportunity for an Assistant Property Manager who is looking to progress their career in Block Management to join our team, covering the Warwickshire and Worcestershire areas.

Longlease Property Management is the Block Management arm of the business.  As well as offering rural advice and professional services, the SBK Group manage commercial and residential property portfolios, residential sales and lettings, valuations, general practice work, planning and architecture, development, strategic land promotion, client accounting, block management and compulsory purchase.

Key Responsibilities

- Assisting in the management of a portfolio located in the Worcestershire and Warwickshire area.

-  Liaising with contractors for the day-to-day maintenance and major works for the portfolio.

-  Helping to maintain and health and safety regulations and legislation for the portfolio.

-  Assisting the Property Managers to collate all information required for the preparation of service charge budgets.

-  Preparing company documents for distribution.

-  Attending AGMs and minute-taking.

-  Liaising with leaseholders and answering their queries in a timely and prompt manner.

-  Assisting the Property Managers with the Section 20 consultations for the portfolio.

-  Carry out site visits as required.

Skills

-  to have knowledge of the TPI practice standards, RICS Service Charge Management Code.

- A good knowledge of Section 20/major work consultation processes.

-  To have excellent communication skills both written and verbal to provide excellent customer service.

-  Able to prioritise, organise and manage own workload.

An opportunity has arisen for a Lettings Valuer/Negotiator for our busy Head Office in Coventry City Centre.

The role and responsibilities:

-  To create and arrange market appraisals, identifying client needs and aligning them with suitable service levels.

-  Delivery of valuation reports in accordance with client instructions and RICS Red Book Standards.
