Loveitts Auctions and the seller of 38 School Hill Road are delighted that an exchange has been achieved on the property within a few days of the auction.
The bidding did not reach the reserve on the night of the Auction, so viewings were generated in the days following the Auction. 3 potential purchasers viewed the property on Monday afternoon. Tuesday morning at 9.30am a sale was agreed with the seller, and by 11.30am the contracts had been signed!
The seller of School Hill was delighted and so pleased that despite the property not selling on the night that a sale had been agreed at a price she was happy with and she had achieved the certainty that she was looking for.
Sally Smith said 'sometimes the bidding on the night of the Auction does not quite meet the reserve price and the property is not sold at that point. We work hard in the days following the Auction to generate further interest and get any unsold Lots SOLD! This was one of those instances where the purchaser was in a position to proceed and because all of the contract documentation has been prepared for the Auction night, there was nothing to stop an exchange taking place. I think that 2 hours is probably a record!'
This sale brings the Loveitts February Auction success to 90%, which is an excellent result.
